Why do I need a home inspection?

Anyone buying a home should have a professional home inspection. For most people, buying a home tends to be an emotional process, based mostly on the sales features of the home and not the true condition. A professional home inspector is not concerned with sales features; he or she is concerned with assessing the true condition of the home and all of its components and systems. For a seller, the reason is usually to get an idea of the true condition of the home and to create a list of items that need attention and possible repair or replacement. Again, the professional home inspector provides that service without emotion or bias.

What does a home inspection include?

The report follows state guidelines for all major systems and structural elements of the house. This includes the condition of the home’s heating and air conditioning system, plumbing and electrical systems, roof, foundation, attic and visible insulation, doors, walls, windows and all visible structures.

Do I need to be there during the inspection?

It is not required that you are present during the inspection. However, every home is different and unique in its own way. We not only inspect and report on the property, but we also educate our clients about the home and all of its components and systems. The home inspection is a wonderful educational opportunity that should be taken advantage of. It is highly recommended that you attend the home inspection so that you can see the entire process and ask questions in real time about what’s being observed.

How long will the inspection take?

The time will vary depending on the size, age, and condition of your new home. Typical time would be approximately 2-3 hours. Larger and older homes may take longer.

How much will my home inspection cost?

Depending on the size and age of the home, inspections will cost between $250 and $395. Other services such as radon testing or additional outbuildings are charged separately.

How do I schedule an inspection?

Fill out this contact form. We’ll ask you a few simple questions about your home and its location. We’ll schedule a time and date that works best for both of us. Inspections are usually possible within a week’s time and often within 48 hours, depending on the real estate market. The inspection will be scheduled with the listing company and we will notify your real estate agent of our inspection time and date. We have a lock-box key and will meet you on-site the day of the inspection. We’ll provide you with a computer generated report, complete with pictures and video within 24 hours!
